Home designers and builders speaking at the recent International Builders Show in Las Vegas say that buyers are seeking cost-effective features and rejecting things that don’t have lasting value.

“It’s all about family togetherness – casual living, entertaining and flexible spaces,” says Carol Lavender, president of the Lavender Design Group in San Antonio.

Paul Cardis, CEO of Avid Ratings, which conducts an annual survey of buyer preferences, identified these must-haves in new homes:

1. Large kitchens with islands
2. Energy efficiency, including energy-efficient appliances, super insulation, and high-efficiency windows.
3. Home offices
4. Main-floor master suite
5. Outdoor living space
6. Ceiling fans
7. Soaking tub in the master suite and/or an oversize shower with a seating area
8. Stone and brick exteriors rather than stucco or vinyl
9. Community walking paths and playgrounds
10. Two-car garages, but three-car garages are even more desirable

Exxon Mobil Campus is Coming!

The Houston Business Journal reported a rumor that has been floating around. On the West side of 45 near the intersection of I-45 and Hardy Toll Rd just south of Spring Creek, development has been underway. The rumor is Exxon Mobil is building a new Campus to consolidate employees in VA and the Greenspoint area. More than 6000 employees now work in those locations. This is great news for The Woodlands and Spring residents.

Real estate professionals say a long-running rumor is now a sure thing — Exxon Mobil Corp. plans to build a large corporate campus near the town of Spring.

“Exxon Mobil’s campus is clearly happening,” according to Sanford Criner, an executive vice president with CB Richard Ellis Inc.

Criner’s declaration came during a Jan. 7 presentation at the real estate firm’s downtown offices.

He declined to disclose the source of his information concerning Exxon’s project slated for the west side of Interstate 45, where the Hardy Toll Road intersects the freeway.

Love What You Do

While chatting with the Starbuck’s Barrista this morning, I had a personal revelation. kitchen granite She predicted that being its Wednesday, people coming in the store would be tired and grumpy from working at jobs they do not like. “I like my job” I told her. In fact sometimes it feels like I’m not working at all.
“You’re one of the lucky ones” she told me.
I guess I am. Is it luck that in 2004 my neighbor told me about a real estate investment seminar he was attending in the coming weekend, and that I would choose to go with him? Is it luck that the speaker would inspire me to joining their investment group and learning more about real estate investing? Is it luck that I would enjoy investing in real estate despite all the challenges it brings? Is it luck that my experience would lead to a career change? Is it luck that I would enjoy using my knowledge of real estate market cycles, investing strategies, residential remodeling, negotiating techniques …. to help home buyers and investors make educated decisions when purchasing real estate?
I suppose it could be luck.
I love what I do and for that I am lucky.

The Woodlands “Come Home For The Holidays” Program Offers $2,000 Mastercard To New Homebuyers

Free Initiation Fee and Two Months Dues to Canongate Golf Clubs Included

The Woodlands is kicking off a special holiday promotion on October 31, 2009 offering buyers of selected new homes in the community a $2,000 Woodforest National Bank MasterCard if they purchase between October 31, 2009 and December 31, 2009 and close by February 28, 2010, according to Tim Welbes, president of The Woodlands Development Company (TWDC).
“Come Home for the Holidays” also offers incentives from nearly all of the home builders active in The Woodlands. The homes designated in the program range in price from the $140,000’s to more than $3 million. In addition, the buyer will receive their choice of either a free one-year family membership to the South Montgomery County YMCA or free initiation fee and two months free dues to Canongate Golf Clubs.

“There are more than 200 homes available in the Village of Creekside Park, the new May Valley area of the Village of Sterling Ridge and in East Shore, the “Garden District” of Town Center. With over 50 home builders, The Woodlands offers a wide variety of sizes, styles and price ranges,” Welbes said.

Home shoppers are being directed to The Woodlands Homefinder Center, where they can register for the program before visiting the sales offices. After the home closing, the buyer should notify the Homefinder Center and make arrangements to redeem their $2,000 MasterCard and YMCA or Canongate gift certificate by March 31, 2010. Details of the program are also available on The Woodlands’ website, www.thewoodlands.com.
